For a commercial building, the AMC is not a cleaning subscription. Done properly, it is an uptime agreement — and it should read like one.
What a Good Commercial AC AMC Includes
1. Scheduled PPM visits with a written task list
Quarterly visits minimum for commercial systems; monthly for hotels, towers and chiller/VRF plants. Each visit should follow a written checklist: filter cleaning or replacement, evaporator and condenser coil inspection, drain line flushing, refrigerant pressure checks, electrical connections and capacitor testing, thermostat calibration and cooling performance verification. If the contract just says “general servicing,” you are buying a filter wipe.
2. System-specific scope: chillers, VRF, AHUs and FCUs
Your contract should name your actual plant — chillers, cooling towers, VRF/VRV systems, air handling units, fan coil units, pumps and packaged units — with the maintenance each one gets. Chiller and VRF work requires manufacturer-trained technicians; a general handyman clause is a red flag.
3. Priority breakdown response with a real SLA
The single most valuable clause. A commercial AMC should commit to a response time in writing — for example, emergency attendance within 2–4 hours, 24/7 — and state how many callouts are included. After-hours premiums in Dubai commonly run AED 100–300 per call when they are not covered, so “priority response” without numbers is marketing, not a service level.
4. Service reports and an asset register
Every visit should end with a written report: what was checked, readings taken, faults found, work recommended. Over the year this builds an asset register for your plant — condition, age, repair history — which is what your insurer, your landlord and your own budget planning actually need.
5. Discounted (not “free”) repair rates
Honest contracts give AMC clients a defined discount on labour and parts — 10–20% off parts is the common market offer — or include minor parts up to a stated limit. Ask for the parts price list, not just a percentage.
6. One annual deep-clean provision
Mid and upper-tier commercial contracts typically include one chemical coil clean per year. Confirm it in writing; bought separately, chemical coil cleaning runs roughly AED 200–600 per unit.
What an AC AMC Usually Does NOT Include
- Major spare parts. Compressors, fan motors, PCB boards and pumps are almost never covered — you get a discount, not a replacement. Repeated refrigerant top-ups are also excluded: a system that keeps losing gas has a leak, and leak repair is a separate, quoted job (ad-hoc recharges alone run AED 200–400).
